Not a direct comparable for buyers looking at ultra-luxury specification, but worth considering for buyers whose priority is community feel and long-term capital stability at a more accessible entry price.
Tilal Al Ghaf by Majid Al Futtaim is a newer development with strong amenity planning including a lagoon, beach, and extensive green spaces. It is further from Downtown Dubai and Dubai International Airport. Strong for buyers whose priority is the outdoor lifestyle offering and a well-managed master development from an established developer.
What Sobha Hartland Estate Phase II offers is the intersection of Downtown Dubai proximity, Dubai International Airport access, Outstanding-rated school proximity, and custom build quality. None of the alternatives fully delivers all four simultaneously at the same price point.
The handover window: why timing matters in 2026
Phase II villas at Sobha Hartland Estate are entering handover from late 2026 through 2027. This creates a specific window that experienced Dubai property buyers will recognise. Investors who bought early on payment plans and do not intend to occupy the property begin listing their units, temporarily increasing supply and creating negotiating room for end users who are ready to move decisively. Buyers who need mortgage financing can now act against a completed, Dubai Land Department-registered asset rather than an off-plan unit. And Phase I rental yield data is now available as a real comparable for investors running return projections.
